Hello, Neighbors and Future Neighbors!We’re happy to report that the first half of 2019 has continued to see record sales prices for some properties. Multiple offer situations continue to be a reality especially for the desirable properties, small acreage out of town or town homes, mostly in Paonia. As prices have risen, Buyers are also becoming more particular about the condition of the homes. It behooves Sellers to take care of the little things before listing a property. We can help you with staging properties in order to maximize the potential sales price.   

Time to look at the numbers. The Median Sales Price for June 2019 was$279,000 vs $225,500 for June 2018, a 23.7% increase!  YTD 2019 Median Sales Price of $255,000 vs YTD 2108 at $240,000 is an increase of 6.3%. Lastly, Cumulative Days on the Market Until Sale for YTD 2019 was 180 Days compared with 167 Days for YTD 2018 an increase of of 14% until a property closes from the day it’s listed. Prices are increasing however properties overall are staying on the market a little bit longer this first half of the year as opposed the first half of last year. There continues to be less inventory of Homes for Sale this June 2019 at 108 homes vs June 2018 at 113 Homes for Sale.
